Mercer and McLean Counties, North Dakota

Eisenbraun and Associates was commissioned to survey and plat two major subdivisions along Lake Sakakawea in McLean and Mercer Counties in North Dakota for the US Army Corps of Engineers.
The E/A Approach
Bayview Heights Subdivision in Mercer County, North Dakota
The Plat of Bayview Heights Subdivision was formerly known as Pick City Cabin Site No. 1. This peninsula, encompassing 130 acres of government land surrounded by Lake Sakakawea, had existing cabins and improvement features within the area. Eisenbraun and Associates' involvement was to create forty-five (45) lots, along with three (3) outlots, including streets, flowage easements, and edge-of-water location, all encompassed on one plat. The creation of lots was performed in accordance with county Planning and Zoning regulations. The lot lines were placed in a configuration to encompass all improvements for each cabin site. Lots also were developed large enough to provide sanitary sewer, with all lots accessible to streets. All lots and flowage easement lines that were retained by the Corps of Engineers were all monumented in the field.
Hideaway Point Subdivision in McLean County, North Dakota
Eisenbraun and Associates' task on this project was to create forty (40) lots and one (1) outlot on this peninsula formerly known as Garrison Cabin Site Area. This parcel was surrounded by Lake Sakakawea and encompassed 55 acres of government land and contained existing cabins and improvement features. The plat was to also include the remainder of the land in the east half (E 1/2) of the section. Included in the plat were streets, flowage easements, and edge-of-water location, all in accordance with county Planning and Zoning regulations. E/A developed a configuration that encompassed all improvements for each cabin site. The lots were large enough to provide sanitary sewer and street accessibility. Monuments were placed on all lot lines and easement lines.
The Outcome
The preliminary and final plats necessary for the transfer of government property to private landowners were developed and provided to the government. The final submittal to the Corps included final plats that were recorded in McLean and Mercer County Register of Deeds for the transfer of each individual lot to cabin owners. Also included was a tabulation of each property corner set in state plane coordinates. Marker documentation sheets were also provided for all sectional control monuments, NGS and USGS control monuments that were found or established during this project. Final delivery also included an electronic file of the plats in Microstation (.dgn) format.
