Majestic Bluffs, a project developed by Avera Sacred Heart Health Services of Yankton, South Dakota, is a 60-acre retirement community with a mix of skilled nursing, assisted living, adult day care, and townhouses for seniors. It is located on the bluffs overlooking the Missouri River on the west edge of the City of Yankton. Avera Sacred Heart Health Services contracted with Eisenbraun and Associates early in the process to provide planning and surveying services. As the project progressed, an architect was hired, and Eisenbraun and Associates was selected to be part of the design team. Working closely as a team, the owner, architect, and Eisenbraun and Associates worked through a complex, multi-phased project. The project was market-driven and changed during the course of time to meet the needs of the community.
The E/A Approach
Eisenbraun and Associates worked closely with the hospital to alter designs and in-place infrastructure to meet the changing needs of the project. E/A provided planning services and extensive site design for the various phases. Great attention was given to developing an aesthetic campus in an economical manner. Site design services included water, sanitary sewer, storm sewer, landscaping and paving. These services were provided in conjunction with the architect working on the various building and residential housing schemes.
The Outcome
The successful completion and implementation of the Majestic Bluffs Campus Infrastructure project into the community again shows how E/A consistently balances the interests of many parties to achieve a common goal. Majestic Bluffs has seen business success, and its existence contributes positively not only to a sector of the region’s seniors, but also to the progression of development on the west edge of the City of Yankton.
